How a deal goes

  • A deal drops to the list — photos, the numbers, the county links so you can verify everything yourself.
  • One group showing. Offers are due by noon the next day.
  • The winning buyer signs the assignment and puts down the deposit the same day.

The rules, upfront

  • Properties sell as-is, by assignment of our purchase contract.
  • Cash or hard money only.
  • Deposit is 10% of the purchase price, non-refundable.
  • Attorney-closed. You verify all facts — we hand you the county links to do it.
