The situation

A married couple owned a two-family on the East Side of Binghamton as a rental. They live about 30 minutes away, they’ve got four boys, and they are busy.

They’d put real money into fixing the place up. Then the tenant stopped paying in June. By September it was three months of rent gone, the water bill was running up on their dime, and they were paying out of pocket every month to keep the house afloat, with back taxes owed on top of it. The tenant had always been late or behind — this was just the point where it stopped making sense.

They hadn’t started an eviction. A realtor had told them what they could list it for. What they actually wanted was to sell it with the tenant still inside and stop thinking about it.

The house had some hail damage, a roof that was getting old (not leaking yet), and some foundation work coming. Fine. Two units, decent inside — you can see the work they’d done.
